Adding square footage is expensive. Sometimes it’s necessary. Often it isn’t.

We look at the kitchen together with the adjoining dining, living and outdoor spaces. Moving or removing a wall, changing circulation, borrowing underused space or relocating an opening can make the main level feel dramatically larger without expanding the footprint.

The goal isn’t to squeeze more things into the kitchen. It’s to make the whole space work better.

Use Windows, Doors and Light as Part of the Design

A well-placed window can do more than bring in daylight. It can pull your eye toward a view and make the room feel larger.

Larger windows, new exterior doors, skylights and better sightlines can transform a dark or enclosed kitchen. Where the site allows, we look for ways to connect the kitchen directly to a patio, deck or backyard so outdoor living becomes a natural extension of the house.

Design Around How You Actually Live

A good kitchen isn’t just a collection of cabinets and appliances. It has to work when someone is cooking, someone else is unloading groceries and three people are standing around the island talking.

We look at the bigger questions:

  • Can the kitchen connect better to the living and dining areas?
  • Can we improve the path from the garage or entry to the kitchen?
  • Can we capture a better view or more natural light?
  • Can indoor and outdoor living connect more easily?
  • Can underused space solve the problem before we add new square footage?
  • Will the proposed changes make sense for the home’s value and your remodeling budget?

Add Square Footage Only When It Earns Its Keep

Sometimes the right answer really is an addition.

If the existing footprint can’t provide the kitchen, circulation or living space the house needs, we’ll explore expanding it. But an addition should solve a meaningful problem and create value – not simply make the construction budget bigger.

We want every new square foot to earn its keep.

Envision Your Design Before You Build

Most homeowners aren’t accustomed to looking at a floor plan and imagining the finished space. That’s why 3D design and renderings can be so valuable.

You can evaluate the room, openings, views and overall feel before construction starts. It’s much easier to move a wall on a screen than after somebody has framed it.

Primary Suite Remodeling

A better bedroom is nice. A better part of the house is even better.

Maybe the bedroom is fine, but the bathroom is tiny. The closets don’t work. There’s no privacy. The hallway wastes space. Or the entire end of the house feels like it was designed for somebody else’s life.

A primary suite remodel gives us the opportunity to look beyond individual fixtures and ask a better question:

Start With the Space You Already Have

Our first instinct isn’t to push an exterior wall out.

We look at the existing bedrooms, bathrooms, closets, hallways and underused spaces to see whether they can be reorganized. Sometimes a surprising amount of space is hiding in a poor floor plan.

Moving walls, changing door locations, combining small rooms or eliminating inefficient circulation can create a more generous primary suite without changing the home’s footprint.

If we can make the existing house work beautifully, that’s usually where we’d rather start.

Make Your Home Feel Bigger, Not Just Measure Bigger

Square footage isn’t the only thing that makes a room feel spacious.

Natural light, ceiling conditions, sightlines and views matter. We look for opportunities to improve windows and fenestration, introduce skylights where appropriate, and orient the room toward the best part of the property.

In the right setting, direct access to a patio, courtyard, deck or backyard can make the primary suite feel connected to a much larger living environment.

You don’t always need more house. Sometimes you need a better relationship with what’s outside it.

Rather than treating the bathroom, bedroom and closet as separate remodeling projects, we design them together.

The best addition shouldn’t feel like an addition. It should feel like the house was finally finished properly.

A primary suite can represent a significant investment, so we focus on changes that improve everyday use and support the overall value of the home.

Sometimes the high-value move is additional square footage. Sometimes it’s a better floor plan, larger windows and a bathroom that finally makes sense.
